These Terms of Use govern your use of saraii.in and any booking you make with Saraii. By using the site or booking a stay, you agree to these terms.

1. Who can book

You must be at least 18 years old and able to enter a binding contract. You are responsible for the accuracy of the details you provide.

2. Bookings & payment

• A booking is confirmed once payment is received and you get a confirmation with your door code.
• Prices are shown in INR and include GST as applicable; ancillary charges are shown before you pay.
• We may refuse or cancel a booking in cases of suspected fraud, unavailability, or breach of these terms.

3. Check-in & ID verification

A valid government ID and selfie verification are mandatory before your door code is issued, as required for lodging in India. The guest named on the booking must be present.

4. House rules

• No smoking inside pods; no illegal activities; no damage to property.
• Occupancy limits per pod must be respected.
• Follow on-site safety instructions and staff guidance.

5. Cancellations & refunds

Cancellations, modifications, no-shows and refunds are governed by our Guest & Refund Policy, which forms part of these terms.

6. Liability

Saraii provides accommodation on a reasonable-care basis. To the extent permitted by law, we are not liable for indirect or consequential loss, or for loss of personal belongings left unsecured. Nothing in these terms limits liability that cannot be limited by law.

7. Prohibited conduct

You may not misuse the site, attempt to breach security, or use the service for unlawful purposes. We may suspend access for breach.

8. Changes

We may update these terms; the current version is always posted here. Continued use means you accept the updated terms.

9. Governing law

These terms are governed by the laws of India, with courts at Surat, Gujarat having jurisdiction, unless applicable law provides otherwise.
